1 / How do I pay rent?
When you first sign with us, the rent and security deposit must be paid by money order or cash.
Once the lease is signed, we’ll send an introductory letter outlining additional payment options, which include:

Mailing a money order

Paying in cash at any location that accepts PayLease/Zego payments

Paying online through PayLease/Zego (a $4.25 fee applies)
2 / When is rent due and is there a grace period?
Rent is usually due the same day your lease is signed. However, if your lease starts near the end of the month, your due date will be moved to the 1st of the following month.
A $50 late fee applies to any payment postmarked after the due date. If rent isn’t received within three days after it’s due, a notice will be posted on your door. This notice includes a $75 posting fee and means your account may be subject to eviction proceedings.
3 / Who do I contact for a repair?
If any repairs are needed or you notice an unsafe condition, please let us know as soon as possible by emailing our maintenance team (the address will be provided when you sign your lease). When you send your request, it really helps if you can include a photo of the issue and share a good date and time for us to stop by.
We’ll always give reasonable notice before scheduling maintenance. Please make sure we can access your unit at the scheduled time — if access isn’t provided, you may be responsible for any trip fees or missed appointment charges.
4 / Who is responsible for utilities? (water , electric, gas, trash)
Once the lease is signed, tenants are responsible for transferring all utilities into their name. Some apartments include certain utilities in the rent — these are mostly located in Premont, TX.
5 / Can I make small changes like painting walls, shelves, or hanging pictures?
With management approval, tenants may be allowed to paint the walls. You’re also welcome to hang pictures or install shelves, as long as the work is done neatly and the walls are kept in good condition.
6 / Can the landlord enter the property without notice?
The landlord and management reserve the right to enter the residence without prior notice if there is reason to believe that the tenant or the property is in danger, or if there is evidence to suggest that the property has been abandoned or left vacant.
7/ What is the process if I want to add someone to my lease?
An application must be submitted for every individual aged 18 or older who wishes to be added to the lease.
What is the policy for renewing or ending the lease?
When your lease comes to an end, you’ll have a few options:

Renew for another year, or
-
Renew for six months — both choices will lock in thecurrent rent rate, or
-
Switch to a month-to-month lease, which offers more flexibility but doesn’t lock in the rent and may change with 30 days’ notice.
If the tenant decides not to renew, please just let us know with a 30-day notice before the lease ends so we can plan for a smooth move-out process.
