Before Renting Questions

1 / What's included in the rent?

Tenants renting a house are responsible for all utility services, including electricity, water, trash collection, and gas (if applicable).

Certain apartment units include utilities as part of the monthly rent; these units are primarily located in Premont, Texas.

If utility services are not transferred into the tenant’s name, the associated charges will be billed to the landlord’s account and subsequently added to the tenant’s monthly rent invoice.

2 / Is the security deposit refundable?

Security deposits are refundable provided the full lease term is completed and the property is left in good condition. A $50 rekey fee and a $150 cleaning fee will be deducted from the deposit.

If a deposit is placed to hold a property and the applicant fails to sign the lease within the specified time frame, the deposit will become non-refundable.

3 / Is there an application fee?

We currently offer two ways to submit a rental application:

1. Free Application (Google Form):
This option is free to complete; however, please note that processing and approval may take longer.

2. Zillow Application:
Submitting your application through Zillow allows us to verify your information more quickly and efficiently, resulting in a faster approval process.

4 / What is the lease team? 

Upon move-in, all tenants are required to sign a one-year lease agreement. After the initial lease term ends, tenants may choose to:

  • Renew for another one-year lease (this option locks in the current rental rate),

  • Sign a six-month lease, or

  • Continue on a month-to-month basis.

Please note that for month-to-month agreements, the rental rate is subject to change with a 30-day written notice.

5 / Are pets allowed? If so, is there a pet deposit?

Pets are welcome at select properties with prior management approval.

For each approved pet, tenants may choose between paying a $300 pet deposit or a $30 monthly pet rent (which replaces the deposit).

Please note that unapproved pets or aggressive breeds are not allowed. If such pets are found in the home, tenants will be asked to remove them within a set time or risk early lease termination.

Small pets such as fish, reptiles, and rodents are exempt from the deposit requirement.

6 / Is renter's insurance required?

While renters insurance is not required, we highly recommend obtaining it. Please note that the landlord is not liable for any loss or damage to personal property, whether inside or outside the rental unit.

7/ Can the landlord raise the rent?

Yes, the landlord can raise the rent.

  • If you have a fixed-term lease (like one year), the landlord will not increase rent until the lease term ends unless the lease specifically allows it.

  • After the lease ends, the landlord can propose a rent increase for the next lease term or for a month-to-month arrangement.

  • For month-to-month leases, landlords typically must give written notice—often 30 days or more—before raising the rent.
